Role Purpose:
Reporting to Head of Japan Real Estate, the Associate will be working on UW, deal execution and asset management with internal stakeholders based in HK and Singapore as well as external parties (brokers, AM/PM, lawyers, and lenders) in Japan.
Principal Accountabilities:
Underwriting real estate investments:
- Understanding and application of investment modeling with IRR, ROE, TWR and EM.
- Asset level financial modeling across risk spectrum (core to opportunistic).
- Run financial analyses and sensitivities for purposes of assessing investments.
- Reconcile AM models with actual figures from PM reports on a quarterly basis.
Investment memos/papers:
- Assist to prepare internal memo for the investment opportunity with analysis and evaluation to be presented to the Investment Committee.
- Assist with the preparation of performance reports to investors
Deal execution/closing:
- Engage in the due diligence, deal structuring, negotiation with external parties, documentation, and closing process.
Assist local Asset Management:
- Participate in daily decision-making regarding leasing strategies and operational issues.
- Support implementations on asset management strategies, including income and expense forecasting, leasing plan, capital budget, and value creation activities.
- Participate in the review of annual budget proposals and leasing plans of assets.
- Monitor all bank accounts under the local SPCs on a weekly basis.
Experience, Skills and Qualifications:
- Minimum 2 years of working experience in relevant direct real estate investment businesses.
- Bachelor’s degree in economics, business, finance or real estate, preferred.
- Strong financial modelling and analytical skills to quickly conduct feasibility studies of potential real estate investment opportunities.
- Experience in deal execution (acquisition or disposition) is preferred.
- Excellent team player, strong initiative and being able to work in a fast-paced entrepreneurial environment.
- Work experience in Japan is a must.
- Prior exposure to a multi-cultural/national environment will be an advantage.
- Good knowledge of Word, Excel and PowerPoint.
- Willing to go on a domestic or international business trip.
- Excellent command of written and spoken Japanese and English.
